What does an ExpertChantier condition survey include?
We carry out a complete, documented condition survey, including:

How long does it take to receive a report?
Your report is produced quickly after our site visit: the exact timing depends on the complexity of the case and our workload.

- Some delays are beyond our control (responsiveness of property managers, presence of occupants during visits), but as soon as the visit is complete, we start writing the survey report immediately.
Who carries out the surveys?
This is the big difference between ExpertChantier and other experts: our surveys are carried out by our EPFL civil engineers themselves, not by assistants. They have the technical skills required to identify defects and write a legally valid report.
Why film the survey?
Each engineer wears a body-worn camera that records the entire intervention. This provides complete video evidence, kept for 10 years, in the event of a dispute over an element not described in the initial report.
Are your reports legally accepted?
Yes. Our reports are structured, time-stamped, signed and supported by visual evidence. In the event of a dispute, they constitute solid evidence for insurers, courts or experts.
Is a bailiff's report not enough?
A bailiff's report attests to what is visible, without a technical reading. Our engineers qualify each defect (a crack on a neighbour's wall after works, subsidence, water infiltration), document it on video and take responsibility for it. In Switzerland, the project owner's liability towards neighbours applies even without fault: a technical survey before works, for a villa as for a condominium (PPE), remains your best protection.
